NOHM Autopilot

Hands off.
Still in charge.

Write a few house notes and NOHM Autopilot takes it from there. It answers tenant messages, books repairs, reviews every estimate and brings you the decisions that are yours to make. Emergencies like fire, gas or water go straight to you, every time. You get an activity log and a summary every week.

NOHM Walkthrough

Move-in and move-out,
on the record.

Do the condition report yourself, room by room with photos, or order a NOHM Walkthrough and a trained local specialist does it for you. Both sides sign it, it locks, and at move-out every room sits beside how it looked on day one. You pay only when the report is in.

W-2s and bank statements can be faked.
NOHM checks the bank.

Edited pay stubs, W-2s and bank statements are sold online, and they look real. NOHM never asks applicants for paperwork: Certn runs the background check, and if you want proof of income, the NOHM Income Check reads it from the applicant’s own bank through Plaid.

Background check · $50Paid by the applicant. Credit, criminal and identity.
NOHM Income Check · $20Optional. Paid by you, only if they connect their bank. Their income against the rent, never where it comes from.
  1. Send the application. They apply and pay for the background check.
  2. See the background check in the app.
  3. Check their income if you want: ask for the NOHM Income Check.
  4. Approve. They pay the deposit from their bank, straight to your account.

The $50 applies only where state and local law allow it. Where a state or city sets less, the applicant pays less (nothing in Massachusetts and Vermont); NOHM applies the limit before checkout.

Questions.

How much does NOHM cost for landlords?

NOHM Rentals is $9 per month for the landlord account, plus $7 per rental a month. Add NOHM Autopilot for $29 per managed rental a month on the units you want handled. Walkthroughs are $79 each.

Does NOHM take a cut of my rent?

No. Rent goes straight to your connected payout account. ACH collection is 0.8%, capped at $7 per payment. You decide whether the tenant pays that fee on top or you absorb it from the rent proceeds.

What does NOHM Autopilot actually do?

It answers tenant messages from your house notes, books repairs, reviews estimates, relists the unit after move-out and sends you a weekly summary. Emergencies always come straight to you.

What is a NOHM Walkthrough?

A move-in or move-out condition report done in person by a trained local specialist. Every room is rated and photographed, both sides sign it, and it’s saved as a signed PDF. You can also do it yourself in the app for free.

Who screens my applicants?

Certn runs the background check: identity, credit and criminal. It is $50, paid by the applicant, where local law permits; NOHM applies local limits before checkout. If you want proof of income, ask for the NOHM Income Check: the applicant connects their bank through Plaid and you see their income against the rent. It is $20 on your monthly bill, only if they connect. NOHM never asks for W-2s or bank statements, which can be faked. Learn more about Certn

Can I use my own lease?

Yes. Upload your lease as a PDF and you and your tenant e-sign it in the app. NOHM keeps a signing certificate with it.

How do deposits work at move-out?

Set the move-out date and NOHM tracks the deposit deadline. Itemize any deductions next to the move-in report, send the statement and mark the refund paid. Reminders go out before the deadline.

Can I see profit for each unit?

Yes. Money & Taxes shows income, costs and profit per rental, sorted into IRS Schedule E categories, with a year-end report you can email to your accountant.

Can I book a pro myself, without a tenant request?

Yes. Tap Request a Service, pick the unit and choose Standard, Express or NOHM NOW. Approve the estimate before work starts and follow your pro live.

What stays with the unit when a tenant moves out?

Everything. Repairs, condition reports and records are tied to the unit’s Home ID, so the next tenant and the next owner get the full history.

What if something goes wrong with a job?

Most things, like the quality of the work, are between you and your pro. NOHM steps in on no-shows, unsafe conduct and charges you didn’t approve. Learn more
